How to lubricate your garage door (the right way).

If your door has started sounding like a coffee grinder, you probably do not need a repair — you need twenty minutes and one can of the right lubricant. Here is the maintenance we run on our own family members' garages, twice a year.

How often should you do this?

In Chicagoland weather, twice a year works well: once in the spring after the salt-air season ends, and once in the fall before the first real cold snap. Doors that cycle a lot — households where the garage is the primary entrance — can benefit from a third session in the middle of the summer.

If the door is squealing, groaning, or clunking now, do it today. Noise is the first symptom, and it goes away in under half an hour once the right parts are lubricated.

The one thing to get right: the lubricant

Use a white lithium spray grease or a garage-door-specific silicone lubricant. Both are sold at any hardware store for around ten to fifteen dollars. That single can lubricates a typical two-car door four to six times.

Never use WD-40 on the moving parts of a garage door.

WD-40 is a solvent, not a lubricant. It is designed to dissolve rust and displace water. Sprayed on hinges or rollers, it strips out the existing lubricant, runs off within a day, and leaves the parts drier than they started. The one place a light WD-40 spray is fine is on the manual lock bar mechanism, and only because it will not stay there long.

What you will need

  • One can of white lithium grease or garage-door lubricant
  • A clean shop rag or a stack of paper towels
  • A step ladder tall enough to reach the top of the door and the torsion shaft
  • Safety glasses — overspray drifts down when you spray upward

The eight-step routine

1. Close the door and cut power to the opener

Fully close the garage door. Then unplug the opener from the ceiling outlet. This prevents anyone from hitting a remote button while your hands are near hinges and springs. Two minutes of setup avoids a bad afternoon.

2. Wipe the tracks — do not lubricate them

Take the dry rag and wipe the inside of the vertical and horizontal tracks. Grit, dust, and old dried grease collect in there and turn into sandpaper for the roller wheels. Tracks are the one part that stays dry — the rollers are supposed to roll on the metal surface, not through lubricant.

Tracks stay dry.

If you spray the tracks, the rollers stop rolling and start sliding, which flat-spots the wheels and eats through the bearings inside them. This is a common well-intentioned mistake that shortens roller life by half.

3. Spray the hinges at each panel joint

Between each panel of the door there is a horizontal row of hinges — usually four across the width of a two-car door, and a set at each vertical seam. Point the straw at the hinge pin and give each one a one-second burst. Wipe any drips before they run down the panel and stain the paint.

4. Lubricate the roller stems (not the wheels)

Look at each roller. There is a small stem where the roller wheel is pressed into the hinge bracket. Spray that stem. If the roller wheels are nylon, do not soak the wheel itself — nylon does not want oil, and lubricant on the wheel makes it slide instead of roll. If the wheels are steel, a light coat of the wheel is fine and can quiet a squeaky bearing.

Not sure which kind you have? Nylon rollers are typically white, cream, or gray. Steel rollers are metallic silver. If yours are the steel kind and the door is more than ten years old, ask us about a nylon-roller upgrade next time we are out — the sound difference is dramatic.

5. Lightly coat the torsion springs

The torsion springs are the long tightly-wound springs mounted horizontally above the door. Stand off to the side — never directly under them — and lightly spray along their length from a couple of feet away. You want a thin, even film. This slows rust and quiets the small metallic shifting sound the coils make each time the door moves.

Do not touch the springs, and do not try to adjust them.

Torsion springs hold enough stored energy to break a bone or worse. Lubrication from a distance is safe. Anything past that — moving them, adjusting the tension, removing them — is a job for a technician with the right winding bars.

6. Hit the bearing plates and center bearing

At each end of the torsion shaft above the door there is a metal plate with the shaft passing through it. There is also a center bearing above the middle of the door. A small burst of lubricant into each keeps the shaft turning quietly. If any of these are actively squealing right now, this step alone will fix it in seconds.

7. Manual lock and opener rail

If the door has a manual side-lock bar you never use, spray its pivot anyway — those seize up over the years and end up jamming the door if you ever need to secure the garage during a power outage.

For the opener overhead: belt-drive openers need nothing done to the rail. Chain-drive openers benefit from a light wipe of the chain with a rag, plus a thin coat of white lithium grease across the top of the rail where the trolley slides. Screw-drive openers use a specialized screw-drive lubricant — a generic spray grease works in a pinch but is not the right product long-term.

8. Plug the opener back in and cycle the door twice

Restore power. Run the door through two full open-and-close cycles. Stand a few feet away and listen. What you want to hear is a steady, quiet hum. What you do not want to hear is grinding, screeching, or a rhythmic thump every few inches — those are signs of a problem that lubricant does not fix.

What to do if the noise does not go away

Some sounds are not lubricant problems, and it is worth knowing the difference so you do not spray the whole can trying:

  • Loud bang followed by the door not moving: almost always a broken torsion spring. See broken spring vs. broken cable. Call, do not lubricate.
  • Rhythmic thump every few inches during travel: a flat-spotted roller or a bent hinge. Individual roller replacement is a small job.
  • Grinding from the opener overhead: a stripped gear inside the opener head — see repair or replace.
  • Popping or crackling as the door opens: often a cable fraying or the drum coming loose. Stop cycling the door until you have it looked at.
  • Screeching that returns three days later: the lubricant was applied to steel rollers that are worn past helping. New rollers are the fix.

When you should just call us

Lubrication is the one maintenance job that is genuinely safe for a homeowner to do without any tools past a step ladder. Everything past that — springs, cables, torsion shaft, opener gear replacement — involves either stored spring energy or a 120 V circuit, and the tools required to do it safely are not the kind you have in a kitchen drawer.
